2026 Annual Meeting Minutes (09/15/2026)

Near by Development
Property adjacent to Elk Drive was sold to a Developer in Kansas, July 2025 (AD ASTRA RAYMORE PROPERTY LLC). New developer does not have any active filings with the city that we are aware of. Per a resident in attendance, Raymore has rescinded the previous PUD plans and any new development would have to go through another city hearing.
Board Elections
No nominations were received for new board members, nominations will remain open until 09/30/2026. If we do not have multiple nominations for a given position those who volunteer will win, no contest, and no vote will be necessary.
Sharon Byram agreed to run for President if no other nominations come in.
Anthony Civitate agreed to run for Secretary if no other nominations come in.
Sharon and Anthony will continue to seek a Treasurer position.
Arch Committee
No additional nominations were received for Arch Committee members, nominations will remain open until 09/30/2026. If we do not have more than 3 volunteers, those listed will win, no contest, and no vote will be necessary.

Delinquent Dues
We have experienced an all time high of homes not paying annual dues. The board has drafted a new letter of intent to file a lien against said home. Board will wait until 2027 dues are past due and any outstanding balances will receive a letter of intent. The board was asked to look at send quarterly reminders to those who are delinquent.
New Contracts
Board is going to review mowing contract and get multiple bids for the mowing. The current mowing service is acceptable but is the largest expense for the community and we would like to know we are getting it done for the best rate.
Other Notes:
The board was asked to review how exceptions to CC&R's get approved, perhaps contact those affected.
Looney Lights is used by many of the neighbors for Christmas lights. Approximate cost is 500 for the first year and 300 after that.
Maybe the board can put a welcome packet together for all the new residents.
New Water Tower (To the west of the current one) Want to look into it some more.
Board is going to research online voting to streamline future votes and reduce mailing costs along with expediting subsequent votes if a quorum is not reached.
